4 Point and full Home Inspections

A 4-Point Inspection is an examination of the current condition of a house or condominium, reviewing four major systems: roofing, electrical, plumbing and HVAC. This specific inspection is requested by Homeowners Insurance companies before someone can renew or be eligible for their desired coverage plan. More recently, insurance companies have been hesitant with providing coverage to homes on the real estate market over 20 years old due to their increased liability. New homeowners can also use this as a tool to gauge whether the prospective property is worth the investment before fully committing financially to a mortgage. Noticeable issues found in the four major systems of the home can be telling of future headaches on the horizon.

During a full Home Inspection certified inspectors review the Heating system, Central air conditioning system (temperature permitting), Interior plumbing and electrical systems, Roof and rain gutters, Attic (including visible insulation), Walls, Ceilings, Floors, Windows and doors, Foundation, Crawlspace/Basement and Structural components.

Wind Mitigation Inspection

Wind mitigation inspection involves checking your home’s wind-resistant features. This includes door/window coverings, hurricane straps, hangers, and anchors on the roof of a building. Proper installation and attachments are necessary to help avoid possible failure during hurricanes or high-wind events resulting in wind and water intrusion into a building.

Providing your inspector with documentation of your home’s mitigation features will help ensure you receive discounts for any mitigation features that may not be clearly marked or easily visible.  Acceptable documentation include:

  • Receipts or other documents that include product specifications
  • Work orders and invoices
  • Roofing permits
  • Notice-of-acceptance letters for mitigation products (usually obtained from installers or manufacturers)

Moisture Analysis

In addition to the exterior inspection, we inspect the building’s interior surfaces (such as walls and ceilings) for signs of possible moisture intrusion or water leaks. The underside of the roof sheeting is inspected for signs of water barrier/roof system failure.

New Home Framing Quality Inspection

The experience of building a new home can be daunting, especially when doing it for the first time. A Framing Quality/Pre-Drywall inspection is not a Code Compliance inspection but rather looks for items that could negatively affect a home’s finishes and functions later on. As proven Quality Control Managers, we examine framed walls to ensure they are straight, square, and free of warping and bows. We check ceilings to ensure they are framed in a flat plane to eliminate waves and shadowing. Our teams also review door rough openings to see if they are square and plumb.

Additionally, we observe the exterior house wrap and window installation and taping to check if manufacturer requirements are followed (to avoid possible warranty issues and possible water and air leaks). We also inspect the building’s concrete slab for unusual or excessive cracking. While it is normal for concrete to have hairline cracks, large cracks could indicate soil compaction and/or structural problems.

This quality inspection can help avoid needed correction and re-work once a home is completed. Avoiding this critical phase could result in extensive final walkthrough lists and possible delays in the home’s delivery and closing.

New Home Pre-Closing Quality Inspection

We use our experience as Quality Control Managers to inspect the final product. While similar to a 4 Point Inspection, this service also includes the examination of finishes to confirm proper workmanship. Cabinets and tops, windows, and all doors are examined for proper fit and function.

Home Maintenance Inspection

Many of our clients do not live in the vicinity of their investment properties. Allowing a reliable partner like Accura Home Inspections to perform Home Maintenance Inspection saves the time and expense involved in traveling to your investment property.

We perform a detailed inspection of a home’s exterior and interior, highlighting items that may need correction or repairs. Our involvement is also beneficial for families with loved ones who may live independently but might have a challenge in inspecting their homes themselves. Again, we can save the time and expense of traveling to inspect the home yourself.

You can spend this time with loved ones rather than using it to inspect a home for possible maintenance needs.

Landlord/Tenant Deposit Release Inspection

Several people own investments/rental properties in locations far away from their homes. Some even feel uneasy inspecting a rental property for possible damage that would require the use of deposit funds. We will perform an unbiased review of these properties and submit a report of a rental property’s condition.

Our expert report will allow a landlord to make a fair judgment regarding the release of deposit funds to a renter. Additionally, we can make an inspection BEFORE a renter occupies a home to ensure the home’s condition is properly documented. With this documentation, all parties can avoid unnecessary conflicts upon the expiration of a lease.

Renovation/Addition Quality Inspections

Some folks may not have the time or desire to deal with contractors performing renovation (including repaint) work on a home/building. Or, they may not be confident in their ability to perform a proper review of the work when completed.

This unease can also deter owners who choose to add on to their homes or investment properties. While not a Code Compliance inspection, Accura Home Inspections can perform a review of work performed to make sure it was done correctly and in a professional manner.

Upon completion of a Quality Inspection, an owner will be given a report of any possible deficiencies observed or rework needed prior to the release of final payment to their contractor.
